A New Yorker by way of Italy.

Questions renters ask me.

Usually not anymore. Since the FARE Act took effect in June 2025, whoever hires the broker pays the broker. If a landlord listed the apartment through a broker, that fee is the landlord’s. Keep in mind the landlord’s agent works for the landlord. When you hire me, I work only for you, with a fee agreed upfront in writing, typically the equivalent of one month’s rent. You know the number before we see a single apartment.
Most New York landlords look for annual income around 40 times the monthly rent. For a $6,000 apartment that is roughly $240,000 a year. If you don’t meet it on paper, there are standard paths: a co-signer, or an institutional guarantor service that landlords accept. I tell you which buildings work with which option.
Typically first month’s rent plus a security deposit, which New York law caps at one month. Some buildings add an application fee (capped at $20) and move-in charges. Every fee must be disclosed on the listing, and I walk you through the full number before you apply.
Yes. I tour apartments on video call, collect the paperwork digitally, and coordinate guarantor coverage if you don’t yet have U.S. income or credit history. Clients regularly sign from abroad and pick up keys on arrival day.
Faster than any other city. Good apartments list about four weeks before move-in and can go in days. Have your documents ready (ID, proof of income, bank statements) and be prepared to apply the day you see the right place. I prepare clients so they can move that fast.
